Home
buying is a big task for all, whether the individual is a first time buyer or
has bought multiple flats. A lot of things have to be considered before buying
a house, even if it is a 1 BHK flat in Gurgaon. The common factors that need to
be looked for are proper localities, closeness to work places, schools and
colleges and basic facilities which should be available near a locality and
also affordability. Alongside these aspects, what must be born in mind is that
house buyers should check the floor on which they are buying the apartment.
For easing
the burden of house buyers, the pros and cons of buying an apartment in lower
and higher floors have been discussed here, along with the other factors which
must be considered before one buys their dream home. Those looking to buy 1BHK flat in Gurgaon or 2BHK ones in an old apartment complex must pay further
attention to the floor on which they are buying their apartment.
Most
builders and property developers are now doing away with the ground floor
apartments and making way for parking for every apartment owner. Parking space
is required by all flat owners because all families are graduating to two
wheelers or four wheelers from public transport.
Life on
the Top Floor
The
requirement for space for urban living along with rising urban population is
increasing. Two of the biggest benefits of staying on higher up floors are that
the lighting is quite good along with ventilation. These floors are more secure
than the others and offer good view which is very important to a lot of people.
Imagine your apartment complex being close to a picturesque lake and you living
on the top floor of your apartment and enjoying the view down below. For the
higher placed floors, the capital appreciation is also quite high as more people
prefer the higher up floors.
However,
what goes against living in high up floors is that power consumption per
capital is quite high. When it comes to living on higher up floors, the
electricity bill is more, water consumption is more as more water needs to be
pumped to the higher floors in order to maintain good flow of water from taps
and more electricity is consumed when people commute using the lifts.
During
summer months, top floors tend to heat up more than the lower ones because of
the heat radiated by the earth’s surface. The air conditioner needs to be used
for longer periods, which is why there is more consumption of electricity on
these floors. Residents of upper floors usually enjoy winds blowing higher up.
However, they also need to ensure that the windows are constructed of high
quality materials as the frame of the window must be able to sustain the force
with which the wind blows at the time of extreme conditions. Most builders make
use of un-plasticised polyvinyl chloride.
Proper weather
proofing is another thing that needs to be checked up. Another factor that must
be considered is that emergency evacuation should always be in place. Proper
and safe provisions must be undertaken for dealing with fire outbreaks.
Life on the Middle Floors
The cons
and pros of living on top floors are somewhat offset by the middle floors.
Power consumption per capita is relatively lesser than what it is on the higher
up floors whereas the weather’s effect is quite the same. Those in the middle
floors have access to the staircase for evacuation in emergency situations and
also the unloading and loading of good is much easier. However in localities
which are quite crowded and congested and have the ambient noise levels higher
could be quite disturbing for occupants of these floors.
If you are thinking of buying an apartment on
a middle floor, you should look for window systems that have been designed
well. This would keep noise from outdoors from entering the inside of your
apartment.
Life on
the Ground Floor
If your
apartment is located in a rural or suburban area, life on the ground floor can
be quite thriving. However, life in the city becomes challenging if you opt to
live in the ground floor of an apartment complex. Ground floors usually have
more mosquito and insect intrusions and they get limited ventilation and light.
The ground is quite damp and dampness may seep into the floors and walls from
the ground. Ground floors are usually more humid and the latest heat is quite
elevated. A lot of people believe that security on ground floors is much
compromised compared to upper floors.
A big
advantage of living on the ground floor is that it is comparatively cooler than
the upper floors in all seasons and the consumption of power is lower as well.
The unloading and loading of goods is much easier as well.
If you
are thinking of buying an apartment in a building which is around 10 years to
25 years, then you should consider buying it on the top floors because it would
lead to the elimination of the problem of leakage and dampness. This would also
eliminate maintenance problems in 1BHK flat in Gurgaon. If you are thinking of
buying an apartment in an old building in an old neighbourhood, then it is very
likely that there would be problems of ventilation and lighting in the lower
floors.
When you
buy an apartment in the ground floor, you need to consider the sanitary and
water mechanism in the building which would prevent dampness and water seepage
in future.
Difference
in Prices
The price
difference in the middle, low and high level apartments of various buildings is
seen particularly when it comes to sea or lake view apartments or apartments
which offer an attractive view from top floors. For example, 1BHK flat in
Gurgaon on high rises of Golf Course Road are quite expensive compared to
others because of the scenic view of the golf course that it offers. Builders
usually add floor-rise charges when buyers want to buy apartments in the higher
up levels. The top floor apartments of premium condominium projects are made
into exquisite penthouses and they are more expensive in terms of capital
values relative to lower levels.
