Bangalore is a city which offers comfortable accommodation, good options for travel and places for entertainment. It is a young and vibrant city, with the youth forming a majority of the population. A lot of youngsters migrate to the city to begin their careers or college life. The constant influx of people has led to an increased demand in apartments for rent.

Most people who relocate to the city either want to live together by renting a 2 BHK furnished apartments apartments and splitting the rent or they want to rent 1BHK or studio apartments for themselves. If you are relocating with a group of friends, it would be cheaper to rent a house because renting an apartment is more expensive than renting a house. Houses are rented out in terms of floors and units and you can rent one according to your needs.

Before renting a space, you should look for the following things-

  • Bangalore has water crisis in certain pockets of the city. Look for an apartment in a neighbourhood that has Cauvery or Municipality water supplied to it otherwise you will have to rely on secondary sources such as water tanks. Even for houses or apartments that have Cauvery or Municipality water sources, you should look for secondary arrangements like a tube well or pump because Cauvery water is time bound. In case water from the Municipality sources run out, you can resort to the secondary means.
  • Since Bangalore has severe water crisis which is why most houses and apartments have a water tax. If you are renting an apartment in a residential community then you will have to pay a maintenance amount every month that covers the expense of keeping the complex lean, the floor and lobby lights, water tax etc. Houses that are given out on rent have a meter which gives a reading at the end of the month and the costs are split equally. If you have to share the house with other people, it is better you opt for a house which has a meter exclusively for your floor or unit. That way, you will know that you are not over paying.

  • The norm for rental property is that owners charge tenants for painting the apartment or house. The amount is deducted from the deposit that a tenant has paid. Clarify from your landlord whether this is applicable in your case. If it is, make sure you mention in the rental agreement the amount that you are submitting for painting charges. Pay the deposit amount using a cheque or bank transfer and mention the cheque number of transaction ID on the agreement.
  • Do not draw up an agreement on a stamp paper whose value is lesser than Rs 100 as it will not serve as a valid proof of residential address.
